What Price Range Should I be Searching in?


In the North Shore area, we recommend searching at or below your maximum budget. In order to be competitive in multiple offer situations, you need to look comfortably below your maximum budget in order to have the ability to bid over the list price if necessary.

How Quickly Should I See a Home I Am Interested in?


We recommend reaching out to us immediately to learn the specific homes showing instructions. Together we can decide on the most convenient time for all parties. Many homes will require at least 24 hours notice.

Can I Send You Homes I Find Online?


Yes! Finding a home is a collaborative process. As one of our services to you, we set up alerts directly from the MLS. You can respond to those, or send us links from your favorite home search sites. It doesn’t matter which company is listing the home, we can show you everything on the market.

How Long is a Typical Escrow?


A closing time frame is typically 14-60 days from the date that an offer is accepted, depending upon if you are obtaining financing or paying cash. 45 days is most common in our market.

What are my Closing Costs Going to be?


Closing costs will vary according to your loan. For the most accurate estimate contact your lender.

Do You Have a List of Recommended Inspectors and Vendors?


Yes! We have compiled a Resource Guide that we are happy to share with you including inspectors, attorneys and contractors.

How Much Should I Budget for Inspection?


We recommend budgeting $1,000 for the general home inspection, Radon testing and any necessary follow-up inspections.

How Will You Tell Me About the Newest Homes Available?


We will set you up on TWO real-time searches. Collections is the Compass tool we use to share a curated, visually-pleasing group of listings with our clients. Collections lets you ask questions, comment on listings, and express your thoughts in a streamlined way, directly with us. It will also allow us to share Compass listings that are exclusive to Compass agents only. The second search will come directly from the MLS and will include the Active-Private listings from all the brokerages. Between the two searches, you will have access to just about everything, even before they hit the market!

Will You Inform Me of Homes From All Real Estate Companies?


Yes! We will keep you informed of ALL homes. We want to help you find your dream home, which means we need to stay on top of every home that’s on the market.

Can You Help Me Find New Construction Homes?


Yes! We can work with builders and get you the information you need to make a decision. On your visit with the builder, we will accompany you.

How Does for Sale by Owner (FSBO) Work?


Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving listing agent commission, but most understand that they will pay a buyer’s agent commission.

Once My Offer is Accepted, What Should I Do?


Getting the lender the needed documentation and signed authorizations should be at the top of your priority list. The quicker you are, the smoother the process will be for all parties. Your lender will get you a loan estimate and will go over it with you in detail so there should be no surprises at closing.
